Lately, more Austin homeowners are choosing to stay put, which means fewer fresh listings are hitting the market. At the same time, the homes that do come up for sale are sitting a little longer. Across Austin, San Antonio, and the surrounding areas, days on market have stretched, and January’s numbers showed a slower pace than usual.

But here’s the interesting part:
This isn’t a crash — it’s a pause.

Buyers are still out there. They’re just being more selective, and they’re taking their time. And because inventory isn’t flooding the market, prices aren’t falling dramatically. Instead, we’re seeing a market that’s cooling just enough to give buyers breathing room while still protecting seller equity.

Kitsu Nori is a handroll spot where the handrolls aren’t the stars. They’re solid, and you should probably order one or two, but the real reason to come to this small and intimate South Lamar restaurant is, well, everything else. The cold plates are the standouts—like tender slices of salmon with kale, blueberries, and sunflower seeds, or buttery tuna belly paired with sake-soaked golden raisins and cashews. And the hot plates are equally exciting. French sauces merge with Japanese dishes in creative mash-ups, like a Miyazaki film set in Paris—koji-cured wagyu with sake au poivre, or seared tuna steaks topped with brown butter meunière. Prioritize the good stuff you won’t find anywhere else. Takeaway: Ship drafts publicly. “Good enough” in an hour beats “perfect” in a week.
